    Eric Young is a Partner in the firm's Real Estate practice group.  He has practiced real estate law in California for more than 30 years.  He has represented developers, public and privately held companies and investors in the acquisition, financing and development of office buildings, industrial parks, shopping centers and multi-family residential projects and has negotiated leases in many of the landmark office towers throughout the country.  Eric has been a featured panelist in seminars on leasing and purchase and sale sponsored by the State Bar of California (CEB), Certified Commercial Investment Member (CCIM), and the Urban Land Institute (ULI).

    • Eric is an active member of the WindanSea Surf Club, which sponsors youth surf contests and events at the beach for disadvantaged and special-needs kids.

    • Represented a publicly traded REIT in connection with the acquisition of a full city block in Los Angeles for a mixed-use residential and retail project.  The property was burdened with almost every challenge imaginable: encumbered by cross-defaulted debt, pending litigation with existing tenants, environmental contamination, a property tax default and spirited opposition to the proposed project from the local community.  The process—from negotiating the initial purchase agreement to closing—took nearly two years.  With some creative drafting (and superhuman support from our title and escrow officers) we were able to make a $1 million property tax payoff and close the transaction on the busiest day of the year (last day of third quarter) in the busiest recorder’s office in the state with absolutely no room to spare—the purchase agreement contained a penalty of $400,000 if the closing slipped by a single day.

    Mr. Young regularly participates as a panelist in real estate seminars hosted by trade organizations such as the Urban Land Institute (ULI), the Certified Commercial Investment Managers Assn. (CCIM), the Building Owners and Managers Assn. (BOMA) and the State Bar (CEB).
